Step 1
Speaking to a Mortgage Advisor
At Cartwright Hands we have our in house Mortgage Advisor who will run through how much you can burrow and how much deposit you need as well as your monthly payments on the mortgage and all the costs involved in purchasing a property.
Step 2
It’s time to instruct your Mortgage Advisor
To apply for a mortgage at the same time arrange a survey and instruct a solicitor to start the conveyancing process.
The time scale for buying can vary greatly depending on various scenarios such as: The number of people involved in the chain, how proactive your solicitor is, how proactive your Mortgage Advisor is, complications that may arise along the way.
It’s always best to set an approximate deadline date for completion so your solicitor and everyone involved in the process can aim towards.
Step 3
Make sure the survey is carried out as soon as possible
If there is any defects in the property you are buying you want to know straight away ideally the survey should be done within a week or two of your offer being accepted.
Step 4
Make sure your solicitor applies for searches as soon as possible
If the property is a Leasehold property your solicitor should get the terms of The Lease from the Freeholder/Management Company. By applying these straight away it allows you to have all the important information you need to make an informed decision with your purchase.
Step 5
Once your solicitor has all the search results and relevant information
they will raise enquiries with the seller’s solicitor and will provide you with the answers to the enquiries. Your Mortgage Advisor should also have the mortgage offer ready at this stage. Once you and your solicitor are satisfied with the information provided you are ready to sign the contract and agree on a date for Exchange & Completion.
Step 6
Exchange and completion
Exchange and completion can take place on the same day or they can be on two separate dates. Exchange of contract is when the transaction becomes Legally Binding and completion is when your solicitor transfers the money to the seller’s solicitor and you become the owner of the property and can move in.
