Acquisition of Jelson Industrial Estates in Midlands
Acting on behalf of a retained local family in 2023 we acquired two industrial estates in Nuneaton and Leicester totalling 100,599 sq.ft and bringing in a combined rental of just under £500,000 for a price of just under £8,000,000. Rented off an average of £4.95 per sq.ft the estates offer significant asset management against current market rentals and are in prime locations.

Over many years we have provided extensive agency acquisition and disposal advice to Europes only i-joist, Floor-Kit and staircase manufacturers. Now trading from over 10 locations in UK our most recent advice has been the moving of Headquarters to Coventry which involved the acquisition of an off-market factory for £5,200,000 which was then extensively extended and remodelled to provide 120,000 sq.ft of space. Prior to purchase we disposed of just under 60,000 sq.ft of surplus space they held in Nuneaton and Hinckley for just over £6,000,000.

Our involvement with the original company Peter Savage is a relationship of in excess of 20 years. Over that time we have evolved their property portfolio working on forward planning to ensure they have flexible space to continue to grow. Most recent (2023) advice includes the acquisition of a small industrial estate in Nuneaton followed by a disposal of just over 20,000 sq.ft of freehold surplus space in Nuneaton while simultaneously taking more suitable unit of just under 25,000 sq.ft in Hinckley.

Advise given since the company expanded into UK from Germany. In 2023 we identified a suitable expansion unit on the same estate they have holdings currently and negotiated the purchase of the the just under 40,000 sq.ft unit for £1,650,000. The unit is part let and subdivided ongoing advice will be given to ensure growth can linked to lease negotiaon events therefore ensuring best value for clients.
